Every improvement you make to your home increases its value and therefore adds to the amount of money you can realize when you decide to sell. The improvements also increase the amount of equity that you build up in the home if you need to take out a loan for any reason.
Some improvements can be quite costly, while others won’t cost you a lot of money at all. When most homeowners think of improvements to the home, the first thing that usually comes to mind is an extension or addition. You don’t have to build on a room because simple cosmetic changes can make a world of difference.
To determine what improvements you can make, put yourself in the shoes of a buyer and look at your home through a new set of eyes. What would a buyer like to see if you were to put your house on the market? Start the process on the outside of your home, since this is the first sight that visitors have of it.
Some of the improvements that you can make in this area include manicuring the lawn, adding tress, shrubs and flowers to the grounds and improving the driveway. If your driveway is gravel, you can consider having it paved. You can also build a deck or extend the existing deck.
Adding pieces of patio furniture will make the deck very appealing. There are also various above ground and inground pools that are not as expensive as you may think and will add value to the property.
A fresh coat of paint does wonders for any room of your home. Check with your local paint store for the latest colors in paint. Most of these stores have an interior decorator on staff that will help you choose the colors to perfectly coordinate the walls with the furniture and drapery. You may even decide to change the window dressings, such as using toppers and window blinds.
Go through every room of the home to see where you can make changes. The kitchen is one area of the home that you can always improve. Do you need new kitchen cabinets? Maybe this might be too costly, so you can refinish your cabinets and purchase new doors.
Take a look at your countertop and decide whether you want something more exciting, such as a granite countertop. Upgrade the taps and perhaps think about changing the stainless steel sink to one made of porcelain. Installing ceramic tile on the kitchen floor is always an improvement that adds value to the home.
The flooring in the home is a very important point when it comes to determining the value. The trend today in flooring is laminate and hardwood flooring. There are many deals offered in which you can realize great savings in the cost of installing laminate flooring or hardwood flooring in your home. These are not recommended for bathrooms and utility rooms, where you can install ceramic tile.
The bathroom is another area of the home where you can consider making improvements. Change your existing bathtub to one that has jets or if you have room, install a corner whirlpool tub. Adding a second of third bathroom, especially an ensuite for the master bedroom greatly enhances the appeal and value of a home.
Do you have plenty of closet space in your home? You can enlarge your existing closets or add on a walk-in closet, especially in the master bedroom.
Consider the age of your home to find other areas where you can make improvements. Over time, the roof needs repairs so it is possible you may have to redo the roof with new shingles. The source of heating is another area where you can look at making improvements as well.
If your boiler is more than ten years old, you should look at having it replaced or at least replace the ductwork. The windows in the home may also be the same age as the home. Replacing the windows is another step you can take towards improvements.
The appliances in the home can also add to the value. The modern look is that of stainless steel appliances in the kitchen. If you don’t have a dishwasher, you should try to find room where you can install one. A refrigerator with an ice and water dispenser is also a newer type of refrigerator found in most modern kitchens. The type of lighting you have is another area where you can enhance the value. Think about installing track lighting or recessed lighting that will really show off the best points of each room.
Ways of increasing the value of your home also include taking a look at the outbuildings. A garage on the property where you can store your vehicle, the lawnmower and other tools is always a good idea. A new garage door can do wonders for the building and the property as a whole.
The ways you choose to improve your home depend on your taste and budget. It doesn’t have to be all at the same time as gradual improvements will all add up to fantastic results.
